The rigidity of the Manhattan grid, the proximity to the Theater District, and the adjacency of a historic park frame this Hell’s Kitchen development. The project works within the 2%—the 12-inch zoning tolerance—as an architectural instrument: a minimal gesture that reinterprets the historic tenement house so that it reads slightly off, introducing new energy into the urban fabric of Hell’s Kitchen.
Retaining the familiar New York tenement proportion of base, window, and crown, the design introduces calibrated offsets that thicken the façade. At the base, an offset terracotta plane gives the street edge greater depth and shadow. At the windows, angled aluminum frames extend the façade outward while framing views. At the crown, rotated brick courses register movement against the skyline and give the building a more distinct silhouette.
“2% Off” uses design constraint as design commentary. Working within a narrow band of tolerance, the project reflects on the rigidity of zoning and the ambiguity of preserving neighborhood character through repetition alone. At the same time, it seeks a balance between preserving the historic residential character of Hell’s Kitchen and introducing just enough energy for a new generation of urban life.
