The rigidity of the Manhattan grid, the proximity to the Theater District, and the adjacency to a historic park set clear parameters for this Hell’s Kitchen development. In response to community review and the desire to preserve neighborhood character, the project aligns with a familiar tenement framework—base, window pattern, and crown—while carefully working within the 2% (12-inch) zoning tolerance allowed by the approvals. This limited allowance becomes a precise design tool rather than a departure from the approved intent.
  • Base: A terra-cotta plane is offset to create depth within the allowable limits.
  • Windows: Angled aluminum frames generate exterior character while expanding the interior aperture for residents.
  • Crown: Rotated brick courses at the parapet anchor the façade’s movement.
Through these calibrated shifts, the building aims to contribute quietly to the streetscape—adding depth, texture, and resident comfort—while remaining consistent with the project’s approved drawings and the broader goals of the neighborhood.
